At Senior by Design, FF&E is far more than sourcing furniture it is a highly curated, hands-on process rooted in performance, comfort, and design integrity. We source furniture, finishes, and equipment from around the world, focusing exclusively on commercial-grade products that are appropriate for senior living and multifamily environments. We rigorously vet not only our vendors, but their products as well. It is not uncommon for us to review a catalog of hundreds of seating options, travel directly to the factory, and determine that only a small percentage truly meet our standards for durability, comfort, scale, and long-term use.
Every piece of seating we specify is sit-tested to ensure it performs for real people, in real spaces. Our team evaluates ease of ingress and egress, seat height, firmness, arm support, and overall ergonomics—especially critical in senior living environments. This disciplined approach allows us to confidently stand behind every item we specify, knowing it will serve residents well while holding up to commercial demands.
Customization is a key component of our FF&E services. SBD works closely with custom upholstery and specialty drapery partners to elevate standard pieces into something truly bespoke. We frequently reupholster furniture using advanced, water-impermeable backed fabrics that offer the softness and richness of velvet while meeting commercial performance standards. Drapery is often enhanced with custom banding or tailored details, such as Greek key tape, to add depth, personality, and a layered, high-end feel. The result is a design that feels intentional and custom, never off-the-shelf.
SBD is equally comfortable supporting large-scale community-wide FF&E packages or one-off furniture needs. No order is too large or too small. With our 35,000-square-foot warehouse, we maintain a substantial inventory often several million dollars’ worth of furniture allowing us to respond quickly to client needs. If a community needs an immediate solution, chances are we already have something on hand that will work, reducing lead times and minimizing disruption.
All FF&E purchasing, receiving, warehousing, and shipping is handled entirely in-house by SBD staff. We do not use purchasing agents or third-party receivers, which means fewer markups, faster response times, and greater accountability. Every item passes through our warehouse for inspection and quality control before it ever reaches a site. This integrated approach allows us to deliver thoughtfully curated FF&E solutions that are beautiful, durable, and cost-conscious while providing our clients with confidence, clarity, and exceptional service from start to finish.
