
Procurement and Installation
At Senior by Design, procurement is never an afterthought. It's a core part of how we deliver beautiful, functional, and cost-effective environments for senior living communities. We source commercial-rated furniture from around the world, carefully selecting pieces that meet the unique demands of senior living. We do not order from catalogs. Every chair, sofa, and table we specify is evaluated for comfort, durability, scale, and function, with seniors always at the center of the decision-making process.
Our team goes far beyond standard vendor selection. We vet both our vendors and their products, often traveling directly to factories to see how furniture is made and to personally conduct sit tests. This hands-on approach ensures that every piece meets our standards before it ever makes it into a community. By working directly with manufacturers and purchasing strategically, we are often able to secure exceptional pricing and value for our clients without sacrificing quality.
All purchasing at Senior by Design is handled entirely in-house. We do not use purchasing agents or third-party buyers, which means there are no additional purchasing markups or agent fees passed on to our clients. All purchasing, receiving, quality control, warehousing, and shipping is managed by SBD staff, allowing us to maintain full oversight and accountability from order placement through installation.
All furniture and accessories are delivered to our 35,000-square-foot warehouse in Texas, where every item is received, opened, inspected, and quality-checked. Items are then reboxed, clearly labeled, and tagged for their specific room and location within the community. This controlled process allows us to verify quantities, finishes, scale, and condition well before installation, eliminating surprises on site and ensuring everything arrives exactly as intended. Because we warehouse in-house, there are no receiver fees and no third-party storage costs.
Before installation, all items are staged and approved in our warehouse by our Design Director. Casegoods are fully accessorized, photographed, and packaged with reference images so our installation teams can recreate the design with precision on site. Senior by Design also performs all installations with our own internal team, never third parties. We send the designers who worked on the project, along with firm leadership, often totaling 8–10 team members per install. After completion, we provide clients with a detailed look book, offering a lasting reference for furniture placement and styling. From sourcing to staging to installation, our process is intentionally hands-on, because details matter, especially in senior living.
